Managing agents and residential blocks

Communal grounds maintenance for blocks of flats

Grounds that keep residents happy, for managing agents and residents’ companies around Horley, Crawley and Reigate.

Shared grounds get noticed. Residents walk past the beds every day, and a shaggy lawn or a weed-choked parking court turns into emails to the managing agent. We look after communal grounds so that doesn’t happen: lawns cut and edged, beds weeded, hedges kept off the paths and bin stores tidy.

We already look after communal beds and hedges at blocks of flats round here, so we know what these sites need: tidy, consistent, and nothing for the residents to complain about.

What we look after

  • Communal lawns and verges
  • Parking court beds and kerb lines
  • Boundary and screening hedges
  • Bin store and entrance planting
  • Paths, steps and gravel kept weed-free
  • Leaf clearance from paths and drains
  • Gritting paths, steps and car parks in frost and snow

Built around how agents work

You get a written, itemised schedule for the year and one fixed price, split monthly or quarterly. That keeps the service charge budget steady and gives you something clear to show the directors or residents.

Our quotes break down each task, how often it’s done and what it costs, which is what you need when you’re comparing contractors or consulting leaseholders.

One contact, the same faces

Residents like seeing the same people. They get to know us, they mention things directly, and we notice when something’s changed. When a resident raises an issue with you, ring us and we’ll deal with it, usually on the next visit or sooner if it matters.

How a contract works.

The same simple process for every site.

  1. Walk-round

We meet you on site, walk the grounds, and note what matters: the frontage people see first, the awkward bits, access times and anything residents or staff have complained about.

  2. Schedule and price

You get a written schedule for the year listing every task and how often it happens, with one fixed price. Itemised, so it’s easy to compare quotes or take to a board.

  3. Regular visits

We start on an agreed date and visit on the agreed days. The same team is on site every time, so the people doing the work are the people you spoke to.

  4. Review

Once a year we walk the site with you again, look at what worked and what didn’t, and adjust the schedule for the next season.

Questions people ask

Anything else, just ring. You’ll speak to the people who do the work.

Can you quote against our existing specification?

Yes. Send us the spec or schedule of works and we’ll price it line by line. If you haven’t got one, we’ll walk the site and write one with you.

Do you work for residents’ management companies directly?

Yes. We work for managing agents, RMC and RTM companies, and freeholders. We’ll invoice whoever holds the contract.

Can contracts run on a rolling twelve-month basis?

Yes, that’s how most of our communal contracts work. It keeps things simple for agents and for leaseholder consultation.

Will you meet residents or attend a site meeting?

Happy to. A site walk with a director or two is often the quickest way to agree what matters most.

Walk the site with us.

We’ll come out, look at the grounds with you and send a written schedule and a fixed price for the year.
